Willow Break LLC is a fractionalized ownership comprised of 34
shares, each of which has an undivided interest. Club is owned and
operated by shareholders. Purpose is to provide quality
wildlife-dependent and outdoor recreation for the entire
family. |

for $150,000 each. Annual dues $2,500 to $5,000 include taxes,
insurance, utilities, maintenance and upkeep, wildlife habitat
management and other improvements. Shares shall not be assessed

Property encompasses 3,660+ acres.
About 2,900 acres enrolled in Wetland Reserve Program (WRP) and
restored to an excellent stand of young hardwoods and waterfowl
impoundments ranging from 4 to 60+ acres in size. Mature
bottomland hardwood forestland comprises another 350 acres.
Property includes 31 waterfowl impoundments, 21 of which are
behind water control structures. Available water for waterfowl
hunting totals about 500 acres managed water. More than 1,250
acres flooded when Collins Creek, which bisects the property, gets
out of bank. West boundary comprised of 3 miles Yazoo River
